In our next video, Sam Mitchell, Head of Lettings at Rightmove, speaks to James Davis, CEO and Founder of Upad, about what tenants are looking for in their next rental.

What do tenants want?

James asks if tenant’s requirements have increased or changed over the last few years, with Sam explaining that 10 years ago, renters would typically only rent for a year or so before buying their own property. The market has changed and with less people able to afford their own home, renting is becoming long term, which has changed the expectations and requirements of tenants. With renters ranging from students, to young professionals, families and older renters, the demands have grown in line with the number and variety of renters.

How should landlords change their approach to tenants?

Sam believes that because of pressure on private landlords, we’ll see more investment in purpose built accommodation, which will be based around the modern tenant’s lifestyle- including communal areas, Wifi and technology. Many tenants place high importance on Wifi being readily available in a property, will it soon become an essential service? Private landlords need to up their game to meet the growing expectations of tenants and the competition of purpose built facilities. Sam suggests landlords should invest in quality furniture and décor, it’s not enough to rely on sticking an old worn out sofa in your property! If you can get the right amenities that tenants are looking for, you will attract a better calibre of tenant who will stay longer.

Tenants place property photography as their number one consideration when searching online, make sure you’re giving tenants what they want by investing in professional photography.
